Both can work. Offloading first tells you exactly how much cash you have. The trade-off is you may need a place to stay in between. Upgrading first means you only move once, but you need room to hold two homes for a while. I'll show you both with your numbers.

We cannot remove every uncertainty, but we can examine the options carefully and make their trade-offs visible. I explain the numbers and consider the exit before the entry, so the conversation includes your next stage as well as this move. I don't do hard selling.
